What does it cost?

What is the starting price of Prestige Golden Grove?

Prices start from ₹93 Lakhs for the 2 BHK Classic (1,169 sq.ft. SBA). The 3 BHK Aspire starts from ₹1.21 Cr, 3 BHK Premia from ₹1.47 Cr, 3 BHK Ultima from ₹1.96 Cr, and both 4 BHK configurations from ₹2.18 Cr. All prices stated are base prices before adding statutory charges, PLC, and parking.

What is the all-in cost of buying a flat here?

The base price is only part of what you pay. On top of it, add: GST at 5% of the agreement value, stamp duty and registration at approximately 7.5% in Telangana (4% stamp duty + 0.5% registration + transfer charges), Preferential Location Charges (PLC) of roughly ₹100-400 per sqft depending on floor and facing, car parking (typically ₹4-7 Lakhs per slot), clubhouse contribution, and maintenance deposit (usually 24 months advance). As a rough rule, add 13-15% on top of the base price to arrive at your total spend before interiors.

What are Preferential Location Charges (PLC)?

PLC is an additional charge the developer levies for units with better location within the project, such as higher floors, corner units, or units facing a park, pool, or ICRISAT green belt. PLC can add ₹100-400 per sqft to the base price. For a 1,648 sqft 3 BHK Aspire on a high floor with a preferred facing, PLC could add ₹1.6-6.5 Lakhs above the base. Always ask for the full cost sheet for your specific unit before signing.

What is the payment plan?

Prestige Golden Grove follows a Construction Linked Payment (CLP) plan. Payments are made in tranches tied to actual construction milestones: booking advance (5%), agreement execution (15-20%), substructure and basement completion (10-15%), progressive floor slab milestones (5% each at specified floors), finishing and tiling (5%), and balance before registration. The exact tranche percentages and milestones are specified in the booking agreement. Under RERA, the developer cannot demand payment ahead of milestone completion.

Are home loans available?

Yes. Prestige Golden Grove is expected to receive approvals from major banks including SBI, HDFC, ICICI, Axis Bank, and Kotak Mahindra Bank. A RERA-registered project by a listed developer like Prestige Group typically attracts quick loan approvals. Your bank will disburse against each CLP milestone, so your EMI starts from the first disbursement, not from possession. This means you pay EMI during the construction period alongside any existing rent.


Approvals and legal standing

Is Prestige Golden Grove RERA registered?

Yes. The project is registered under the Telangana Real Estate Regulatory Authority (TRERA) with registration number P01100010708, dated 02 April 2026. The registration is valid through 28 March 2031, aligned with the possession date. You can verify the registration details, including the registered entity, land documents, and financial disclosures, directly on the TRERA website using this number.

What does HMDA approval mean?

HMDA (Hyderabad Metropolitan Development Authority) approval - number 1928/HMDA/SWBP/2026 - means the building plans have been sanctioned by the statutory planning authority for the Hyderabad metropolitan region. This is the required approval for any construction within the HMDA jurisdiction. Having HMDA approval means the project can legally begin construction. HMDA approval and RERA registration together are the two foundational clearances for a legitimate new launch.

Who is the developer and what is the JV structure?

Prestige Golden Grove is developed by Prestige Constructions in a joint venture with Swela Realty through the entity Aspire Spaces Tellapur Pvt Ltd. Swela Realty is the land owner; Prestige Constructions is the developer. Aspire Spaces Tellapur Pvt Ltd is the RERA-registered promoter. Before signing any agreement, verify the RERA registration document which lists the promoter entity and its directors. Your payment cheques and the registered sale agreement should be in the name of the RERA-registered entity.

What happens if the developer delays possession?

Under RERA, if possession is delayed beyond the registered date of March 2031 without valid cause, you are entitled to: (a) compensation at SBI MCLR + 2% per annum on the amounts paid, accruing from the committed date of possession, or (b) a full refund of all amounts paid with the same interest rate. You can file a complaint with TRERA online. For a project by a listed company like Prestige Group, the financial backstop is more robust than smaller developers, but the RERA mechanism applies regardless of developer size.

What should I verify before signing the agreement?

Before signing: (1) Confirm the RERA registration is active on the TRERA portal. (2) Verify the registered SPV name matches the name on your agreement. (3) Confirm the escrow bank account details where your payment will be held. (4) Verify the carpet area stated in the agreement matches the floor plan. (5) Get a complete cost sheet covering base price, PLC, parking, GST, stamp duty estimate, maintenance deposit, and corpus fund. (6) Read the builder-buyer agreement carefully, particularly the force majeure and delay clauses.

Six configurations are available: 2 BHK Classic (1,169-1,281 sq.ft. SBA), 3 BHK Aspire (1,516-1,648 sq.ft.), 3 BHK Premia (1,837-2,162 sq.ft.), 3 BHK Ultima (2,462 sq.ft.), 4 BHK Supreme (2,723-2,728 sq.ft.), and 4 BHK Ultima (2,900-3,013 sq.ft.). There are 26 unique floor plan variants across these six types - the 3 BHK Premia alone has 10 variants. Each variant corresponds to a specific tower position and facing.

What is the difference between SBA and carpet area?

SBA (Super Built-Up Area) is the area on which the price is calculated. It includes your apartment's walls, a proportional share of common areas (lift lobbies, corridors, staircases), and the balcony. Carpet area is the actual usable floor space inside your apartment - the area you walk on. For high-rise projects, carpet area is typically 68-72% of SBA. For a 1,648 sq.ft. SBA 3 BHK Aspire, expect carpet area around 1,120-1,190 sq.ft. RERA requires the carpet area to be stated in your sale agreement.

What floor and facing should I choose?

The best floor and facing depends on your priorities. Floors 30 and above offer unobstructed views, better air quality, and reduced road noise from the ORR. ICRISAT-facing units (east side) have permanent green views and lower ambient noise. ORR-facing units (west side) have city skyline views, better ventilation from western winds, and slightly more road noise during peak hours. Corner units have cross-ventilation and wider views. Higher floors attract PLC charges. There is no single "best" - the right choice depends on whether you prioritise views, quiet, ventilation, or price.

Is the project Vastu-compliant?

Yes. Prestige Golden Grove is 100% Vastu-compliant. All residences are designed in accordance with traditional Vastu principles. The master orientation and individual apartment layouts are planned with this in mind. If Vastu is specifically important to you, ask the sales team to confirm which specific unit variants have north or east-facing main entrances, as Vastu preference varies by unit type and tower position.

What is the expected possession date?

The RERA-registered possession date is March 2031, approximately five years from the registration date of April 2026. For a project of this scale - 10 towers, 5,120 units - a five-year construction timeline is standard. Prestige Group has delivered comparable large township projects before. That said, all under-construction projects carry timeline risk, and the RERA date is the legal reference point for compensation in case of delay.

What amenities does Prestige Golden Grove offer?

The project offers 40+ amenities across two clubhouses totalling over 2,00,000 sq.ft. - Clubhouse Sapphire and Clubhouse Emerald. Major facilities include: Olympic-length swimming pool, children's pool, professional gymnasium, indoor badminton courts, squash court, padel court, pickleball court, bowling alley, mini theatre, co-working spaces, business lounge, multipurpose hall, library, spa, salon, and a café. Outdoor amenities include a jogging track, cricket pitch, basketball court, amphitheatre, children's play area, reflexology path, and multiple landscaped gardens.

What will the monthly maintenance charge be?

The maintenance charge will be set by the residents' association after possession and will depend on actual operating costs. A realistic estimate for a project of Golden Grove's specification and amenity density is ₹3-6 per sq.ft. of carpet area per month. For a 1,200 sq.ft. carpet area 3 BHK Aspire, that is ₹3,600-7,200 per month. The exact charge will depend on staffing levels, utility costs, pool maintenance, lift servicing, and landscaping upkeep. A maintenance deposit (typically 24 months advance) is collected at possession.

Is there vehicle-free access at ground level?

Yes. Vehicle circulation is designed to go underground to a basement podium at the perimeter. The ground level and central green areas are pedestrian-only. This is one of the important lifestyle differentiators at Golden Grove - 80% open space is only meaningful if that open space is accessible and safe, not cut through by service roads. The vehicle-free podium design ensures the landscape between towers is walkable for residents of all ages.

What sustainability features does the project have?

Prestige Golden Grove is designed with solar energy systems for common area lighting, rainwater harvesting for irrigation and secondary uses, an organic waste converter (OWC) for on-site waste processing, and a sewage treatment plant (STP) for wastewater recycling. EV charging points are planned in the basement parking. These are standard features for Prestige's premium projects and contribute to lower long-term maintenance costs.

How far is it from Financial District and HITEC City?

Financial District is approximately 14-16 km from the site via Nehru ORR and takes 18-22 minutes off-peak (before 8 AM, after 9:30 PM). During peak hours (8-10 AM, 6-8 PM), expect 40-50 minutes door-to-door as the last mile into Financial District has significant congestion. HITEC City is approximately 20-22 km via ORR, taking 22-28 minutes off-peak and up to 50-60 minutes during peak hours. Neopolis IT Park at Manikonda is approximately 13-15 km and 15-20 minutes off-peak.

Is there metro connectivity?

Currently there is no metro at Tellapur. The Hyderabad Metro Phase 3 expansion plan includes a western corridor that would serve Patancheruvu and the surrounding area. As of 2026, Phase 3 construction timelines are not confirmed. If metro connectivity by 2031 is a factor in your decision, treat it as a possible upside rather than a certainty. For residents who drive, the ORR is the primary connectivity. App-based cab services (Uber, Ola) are available in the area for those without personal vehicles.
